If you let a property in Ascot or Bracknell, the choice of service level is often framed as one simple question: who finds the tenant? Tenant find, let-only, fully managed. On the surface it looks like the same thing, just more or less of it.
It is not. The real question is not who finds the tenant. It is who takes responsibility once someone has moved in. That is where the day-to-day work lives, and where the difference between service levels shows up in your time, your income and your peace of mind.
Tenant find and let-only arrangements do a specific job well. Your agent markets the property, handles viewings, references applicants and gets the tenancy set up correctly. Once the tenant has the keys, the arrangement has largely done what it was designed to do.
Everything after that comes back to you. The maintenance calls, the tenant queries, the safety certificates, the deposit rules, the mid-tenancy questions that do not fit neatly into office hours. On a let-only arrangement, you are the property manager. Many landlords take that on without fully realising it, because at the start of a tenancy there is usually very little to manage.
A fully managed service picks up everything that happens after move-in. Day-to-day communication with the tenant. Maintenance coordinated and followed through, not just logged. Regular oversight of the property. Rent collected and chased if it is late. Compliance handled as routine rather than something you have to remember.
The point is not to do more for the sake of it. It is to put a professional buffer between you and the running of the tenancy, so the property works quietly in the background instead of landing on your desk every time something comes up.
Problems with a rental property rarely arrive at a convenient time. A boiler fails on a Friday evening. A tenant reports a leak while you are away. On a managed service, that call goes to us and gets handled. On a let-only arrangement, it goes to you.
The rules have also moved on. The Renters’ Rights Act has changed how tenancies work, how notice is given and how rent increases are handled, and the detail keeps developing. When landlords compare service levels on paper, they usually compare the fee. What is harder to see is everything the fee stands in for.

Then the admin: certificates, records, deposit handling, paperwork that has to be right rather than roughly right. And the part that is almost never priced in, the emotional load of handling a problem directly with a tenant you have a personal relationship with. The value of fully managed is not only the hours it saves. It is that a capable team stands between you and the reactive, awkward, badly-timed parts of letting a property.
Fully managed is not the right answer for every landlord, and we would never pretend it is. But it clearly earns its place in some situations. If you work full time and cannot drop everything for a maintenance issue. If you became a landlord by circumstance rather than plan, perhaps through an inherited or previously lived-in home. If you want proper oversight rather than hoping no news is good news. Or if you simply have little appetite for reactive problems, which is a good enough reason on its own.
If you are weighing up a move from let-only or self-managing to fully managed, the fee is the wrong place to start. Start with what the service protects. How responsive is the agent when something goes wrong, not when they are winning your business? How clearly do they communicate, and how often before you have to chase? How confident are they on compliance, and can they explain it plainly? And, honestly, does the service reduce your stress or simply move it around? The cheapest option on paper is rarely the one that gives you the most protection in real life.
The best service level for you is not automatically the least expensive. It is the one that gives you the right level of protection, visibility and peace of mind once the tenancy is actually running.
