How much does a Letting Agent Cost?

Letting agents may charge a variety of fees and commission rates. At Duncan Yeardley we believe in offering a transparent, ‘no-nonsense’ fee structure which is both cost effective and enables us to provide a high level of customer service to our clients.

We provide three levels of service, depending on whether you’re happy to be a hands-on Landlord or if you’d prefer us to take care of everything for you for the duration of the tenancy. These are letting only, Rent Collection and Full Management and start at 7.2% for the basic lettings service, rising to 12% for the full managed service, inclusive of VAT.

We can help you with all aspects of the letting and management process including;

  • Arrange EPCs and Gas Safety Certificates, a legal requirement for rental properties, as well as electrical inspections

  • Advertise the property across various media, including Rightmove, OnTheMarket, our website & duncanyeardley.tv

  • Produce a professionally voiced virtual tour and full colour brochure with floorplan

  • Proactively contact our extensive list of registered tenants

  • Conduct accompanied viewings on your behalf

  • Carry out comprehensive tenant referencing and credit checks

  • Negotiate tenancy terms and drawn up the agreement

  • Arrange the inventory and check-in process

  • Register and protect the tenant’s deposit with TDS

  • Help to organise landlord and legal & rent protection insurance

  • Undertake quarterly inspections for managed properties

There is often a setup fee of £195 plus VAT (for Rent Collection and Fully Managed Services). This includes providing guidance on compliance and any property improvements, producing a full colour brochure, floorplan and virtual tour, marketing the property on Rightmove, OnTheMarket and our website and online TV channel, conducting accompanied viewings, tenancy negotiations and agreement and deposit registration and protection.
